Macdonell to Lazy River Road, LLC Lot Line Change – TMP# 34-020-055 & 34-020-055-001

Project Description: The common property boundary between TMP #34-20-55 (N/L Jeffrey Macdonell) and 34-20-55-1 (N/L Lazy River Road, LLC) is proposed to be revised to convey 0.293 acres from TMP #34-20-55 to #34-20-55-1 within the VC Zoning District. TMP #34-20-55 (0.789 acres, current) contains residential uses, various accessory structures, and driveway access along River Road. TMP #34-20-55-1 (0.85 acres, current) contains a bar/tavern use, associated parking areas, and driveway access along River Road. In addition to existing manmade improvements to remain on both parcels, the rear of both parcels contains a portion of the Delaware Canal and associated FEMA floodplain. No development activity is proposed at this time in conjunction with the lot line adjustment subdivision.

Project Description:Two parcels (TMP #34-11-109 and TMP #34-11-109-2) totaling 37.83 acres located along the northeast side of Valley Park Road within the R-1 Zoning District are proposed to be subdivided into 10 single family detached dwelling (B1) lots, all having frontage on Valley Park Road. TMP #34-11-109 (35+ acres) contains an existing farmhouse, agricultural accessory structures, and driveway access along Valley Park Road to remain on proposed Lot 7; with the remaining area to be subdivided into 8 building lots ranging in area between 60,000 SF and 11+ acres (Lot 9). TMP #34-11-109-2 (1.5+ acres lane lot) contains an existing single family detached dwelling and driveway access along Valley Park Road, and is proposed to acquire area from TMP #34-11-109 to create a 10 acres lot. Urich/Godin Tract 16-Lot Subdivision TMP#’s 34-011-065 & 34-011-066-002

Project Description:Two parcels totaling 19.4 acres are proposed to be subdivided into 16 single family detached dwellings (Use B1) where 11 lots are within the VC zoning district and 5 lots are within R-1 zoning district. Previously, a plan was approved by the Zoning Hearing Board granting certain dimensional variances in the R-1 zoned parcel that would permit a total of 26 single family homes, with lot sizes ranging from 7,500 sf (permitted in the VC district) – 23,205 sf, serviced by public water and public sewer. The Applicant has redesigned the plan to accommodate individual on-lot well systems. The revised proposal consists of lots ranging in size from 20,650 sf – 42,853 sf with a cul-de-sac road that will take access from Silo Hill Road. A 20 ft. emergency access lane is proposed to connect to Old Easton Road. The project also proposes 6.28 acres of deed restricted open space which contains a riparian buffer, and 23,900 sf of recreation land.

Project Description: Two parcels (TMP #34-4-22 and TMP #34-4-22-1) totaling 27.21 acres (gross) located along the southeast side of Township Line Road within the RO Zoning District are proposed to be subdivided into 10 single family detached dwelling (B1) lots. TMP #34-4-22 (24.21 acres) contains an existing stone driveway access along Township Line Road, and is vacant. TMP #34-4-22-1 (3.00 acres) has no road frontage, and is vacant (having previously contained a single family detached dwelling since removed). Proposed lots range in area between 2.01 acres (Lot 7) and 5.55 acres (Lot 10) and contain frontage on a proposed cul-de-sac road. Site primarily consists of meadow, with wooded area located toward the rear of the site. Site is bounded to the north by Township Line Road (and Bedminster Township); and to the east, south and west by existing rural residential/agricultural uses. Groveland Estates Subdivision Final Plan TMP #34-004-105 & #34-004-112

Project Description:The 15.006 acres (gross) site is proposed to be subdivided into three single family detached dwelling lots, ranging in area between 4.49 and 5.43 acres (gross). The Preliminary Plan was granted conditional plan approval by the Board of Supervisors on January 26, 2006.
